If you have multiple tenants on a lease, you can set invoices to either be shared or split by individual tenants. You can make these selections when adding a new tenant or when editing terms of an existing lease from the Leases & Files page. For more information on editing lease terms, please click here.
Once you’re on the Rent/Deposit Sharing screen of the lease, you’ll select the button that says “All tenants are equally responsible” in order for tenants to share invoices. In order to split the invoices between tenants individually, select the button that says “Each tenant is only responsible for his/her portion”.
If invoices are shared, you can edit the amount of rent or security deposit that a tenant is responsible for paying from this screen. Please note, these percentages will only impact the “suggested” amount that is displayed to the tenant, however they can still pay the full amount of the invoice if it is shared. If you would like for both tenants to see the full amount of each invoice suggested, you’ll just click “All tenants are equally responsible.”
If invoices are not shared, they will be split and assigned individually based on the rent and deposit shares set on this screen.
More About This Feature:
When Partial Payments are turned off, tenants will only be permitted to pay the entire invoice amount due only. This means that a group invoice that is shared by multiple tenants will only allow a single, full payment.
